1. GC: You will have before you the body and the enquiring mind of [1278], ... St., ..., N.Y., and her business associations and relations - including property at 15 and 16 Chatham Square and 44 Division St., New York City, and the connections of the following individuals: J. W. Haulenbeck, Interborough Rapid Transit Co., Chatham Cloak & Suit Co., and B. Shaw. You will answer questions.
2. EC: We have the body, the enquiring mind, [1278]. Also those conditions regarding individuals and individuals' associations. Ready for questions.
3. (Q) Will J. W. Haulenbeck, owner, consider leasing property at 15 and 16 Chatham Square? (A) Will consider leasing.
4. (Q) If so, how much rent should [1278] pay? and how long a lease should she take? (A) This locality, this location, has its own rates, and must be met. The lease should be at least for three to five years.
5. (Q) Would it be profitable for [1278] to buy this property? If so, for how much? (A) The property would be a good buy for ANYONE. As to the price, this would depend upon to what purpose, or to the changing conditions as will make for the increased valuation in this particular location.
6. (Q) Has Haulenbeck any prospective buyers? and what price has been offered? (A) Tentatively, there has been prospective buyers - not concrete or positive, as we find, as yet. At a nominal figure, has been asked, or offered - but these have been refused, as yet. These carry, as said, for themselves - in this particular position - the prices.
7. (Q) What price has been asked? (A) This has been sufficient!
8. (Q) Should [1278] open the transaction by visiting owner or rather wait until he approaches her? (A) There may be made KNOWN that this may be considered BY

[1278] but would be better for the approach to be from Haulenbeck.
9. (Q) Suggest how to go about it; that is, making it known. (A) By word of mouth, suggestions, send word - anyone! These travel fast enough!
10. (Q) What developments, if any, will be made to improve this neighborhood, and when? (A) That, as referred to, will depend upon many varying conditions, some having to do with political and other outlooks. As WE find, it would be within two or two and a half years.
11. (Q) Would it be more profitable to buy or lease? (A) More PROFITABLE to BUY, though lease can be made in such a way and manner that would PREVENT some developments, and then FORCING the body so leasing either to re-lease or to purchase at higher figure - which WOULD, then, prevent the SUCCESS as may be made by purchase outright.
12. (Q) Should [1278] renew lease with Chatham Cloak & Suit Co? and for how long? (A) Will renew lease, or should renew lease - but do not make it for too LONG a period.
13. (Q) For what reason? (A) For the CHANGES as will be made in this particular region.
14. (Q) How long before Interborough Rapid Transit Co. will use adjoining property and for what purpose, if any? (A) We do not find this being USED by Interborough, though there has been - and is - still some speculation in this direction, but this will depend upon some OTHER developments. Will this be USED, it will be within the five year period.
15. (Q) Will it enhance or decrease the value of adjoining property? (A) Increase the valuation.
16. (Q) If business cannot be transacted favorably with Haulenbeck, would it be advisable to resume business at corner property leased from Interborough Rapid Transit Co? and what business is suggested? (A) This would entail MUCH consideration, but the change would be worth while, and may be made profitable, either in the suit or in the shoe business.
17. (Q) Will B. Shaw, tenant at 44 Division St. renew lease when present lease expires? (A) Will renew lease, under the EXISTENT conditions. Whether these are to be changed or not, is not seen at present.
18. (Q) Is he finding it profitable enough to pay increase in rental?

(A) Not at present.
19. (Q) If business is transacted with Haulenbeck, will it be profitable? (A) Be profitable.
20. (Q) Any other advice to insure the income of [1278]? (A) These suggestions - in the change, the lease or purchase, and in renewal, and in the other changes - should keep, should even enhance, the income - [1278]. We are through for the present.
