Time of Reading 3:25 to 3:45 P. M. Eastern Standard Time. ..., Virginia.

1. GC: You will have before you the body and enquiring mind of [1874], present in this room, who seeks information, advice and guidance as to her life and work; considering particularly her desire to do what is best for her grandchildren, [2760] and sister, who are at present with their father and stepmother, ..., Va. Also you will consider her present real estate business and give the advice needed at this time. You will answer the questions she submits, as I ask them:

2. EC: Yes, we have the body, the enquiring mind, [1874]; this we have had before.

3. In considering advice or counsel respecting the grandchildren - while many changes might be desirable in the present, much of the responsibility of the father and stepmother must be taken into consideration.

4. While, to be sure, the life of the body [2760] [See 1874-2, Par. B1], especially, is bound up with the grandmother, we find it would not be right to change or alter the circumstance of one without due consideration of the other.

5. As we find, more appeal may be made to the father and the stepmother - possibly more through the stepmother - as to the welfare. But should there arise those differences of feeling in the children's minds, that have been a part of the experience, we would insist on a change - and assume the responsibilities.

6. But do not force the issue without giving each of them the opportunity.

7. Do not entangle self by any disputations, nor any Do's or Don't's. Rather by the stating that there is the opportunity. If they do not want to assume it, then give YOU the opportunity to give the children their just opportunities in the present.

8. These will bring much of joy to many, if their lives are guided aright in the formative years; sorrow if they are

kept in constant disputation or insincerity in any direction.

9. As to the real estate - if kept in that attitude and line which has been adopted, this will bring the proper returns to the body.

10. To be sure, there are problems with the present conditions throughout the land. Yet there is the opportunity for barter or trade, and it would be well that there be the investment - of not too great amounts, to be sure - in some of the eastern papers, as to the Beach or waterfront, or properties that may be traded or sold in this vicinity; especially in Westchester or in the White Plains paper a small ad would be most helpful in many directions as making for contacts for the body.

11. Ready for questions.

12. (Q) Should I at any time take legal steps to get the children, or should I simply remain in the attitude of being willing to take them should conditions arise which would make the parents choose of themselves to let me have them? A) As just indicated - do not attempt to arguefy the questions, at all. Impress rather by counsel, not argumentation, as to the opportunities and possibilities and desirability of the parent, and parents, assuming their proper obligation to the children. But ever be ready, and willing, to assume the obligation of their care - but not without their legal status being DISTINCTLY understood. But do not force the issue. [See 1874-2, Par. R1.]

13. (Q) Regarding my business - please advise me how I can best go about to make a sale this season of the following property: First, ... Farm, in ... County, on ... River? (A) As indicated, this as we find will open those connections - by an ad in the White Plains paper, see? White Plains, New York. This will interest individuals through whom connections or associations may be had for the sale of such property.

14. (Q) ... Hotel, ... (A) This as we find had best be attempted through some connections in Washington, D.C. Here we might find, and may find, those opportunities through those who may be visitors in the Beach in the next two to three weeks. These ye may meet. As to just how, just when - just keep working at it, and you'll find it.

15. (Q) Would you suggest any other specific contacts for these sales? (A) These as we find are the outlets.

16. (Q) Is it indicated that I will make many sales this year?

1874-2 Page 3

(A) As the efforts are put forth, we will make sales.

17. (Q) Is it indicated that the selling will be good in ... this year? (A) Should be especially through August and early September.

18. (Q) Would Mr. [...], ..., Va., be interested in the ... hotel? (A) Not at the figures as it is held in the present. This may be worked up, but it would have to be a connection with someone else.

19. (Q) Any other advice or counsel? (A) Keep in that way of constructive thinking, and then keep the associations in that same way.
